What is a PRS lease?

We offer rentals using the PRS model – a modern approach to rentals where we, as a professional operator, manage the entire investment. You don't have to search for an apartment on classifieds websites, schedule dozens of viewings, or worry about whether the landlord will answer the phone. Frequently Asked Questions

We've gathered answers to the most frequently asked questions in one place so you can find the information you need quickly and easily.

    Can I personalize my apartment?

Yes, you can adapt the apartment to suit your needs and preferences. You are welcome to rearrange movable furniture and add your own decorations and accessories to make the space comfortable and feel like home.

However, we kindly ask that you do not make any permanent changes to the apartment. This includes, among other things, painting the walls or modifying built-in furniture and other fixed elements.

What type of agreement will I sign?

You will sign an accommodation agreement covering a comprehensive accommodation service. It is neither an occasional tenancy agreement nor an institutional tenancy agreement.

The agreement includes a fully furnished apartment with household appliances, as well as access to all essential utilities, including electricity, hot and cold water, heating, waste collection, and high-speed internet.

    How is the agreement signed?

The accommodation agreement can be signed remotely using an electronic signature or in person during a meeting.

For agreements concluded on behalf of a company (B2B), a handwritten paper signature is required.

    When can I move in?

You can usually move in within a few days after signing the agreement, as all apartments are ready for occupancy.

We will do our best to adjust the move-in date to your needs, although the agreement process itself usually takes around two business days.

    The agreement becomes effective after:

    • paying the security deposit equal to one month’s accommodation fee,
    • paying the first month’s accommodation fee,
    • providing valid tenant liability insurance (Tenant’s Third-Party Liability Insurance).

Please also note that all agreements always end on the last day of a calendar month.

What is the minimum and maximum stay period?

The accommodation agreement is concluded for a fixed term of at least 6 months and up to a maximum of 12 months.

In what language is the agreement prepared?

The accommodation agreement is always prepared in both Polish and English.

Please note that in the event of any discrepancies in interpretation, the Polish version shall prevail.

Can I review the agreement before signing?

Of course! Before signing, you will receive a draft of the agreement so that you can carefully review all its terms.

If you have any questions, our advisors will be happy to explain everything and answer your concerns.

Can I terminate the agreement earlier?

Yes, the agreement may be terminated early by mutual consent.

In such a case, an early termination fee equal to two monthly accommodation payments will apply for the final month of the agreement.

This means that the payment for the last month will amount to 200% of the standard monthly accommodation fee.

What payments are required before moving in?

Before moving in, you are required to:

    • pay a security deposit equal to one month’s accommodation fee (within 48 hours of signing the agreement),
    • pay the first month’s accommodation fee,
    • provide valid tenant liability insurance.

The exact amounts of all payments are specified in the accommodation agreement.

What is included in the monthly fee?

The monthly fee covers a comprehensive accommodation service, including a fully furnished and equipped apartment as well as high-speed internet access.

It also includes the costs of maintaining and using the common areas of the building.

Utility charges, such as electricity, water, and heating, are billed separately according to monthly meter readings, in accordance with the accommodation agreement.

This ensures complete transparency, as you only pay for the utilities you actually use.

    Can I have guests?

Yes, you are welcome to invite guests, provided that their presence does not disturb other residents.

If guests intend to stay for a longer period, please contact the property management in advance.

You are fully responsible for your guests and their conduct.

Do I need to have permanent employment?

To sign the accommodation agreement, you must be able to demonstrate a stable source of income.

If you do not meet this requirement yourself, another person—such as your partner or a family member—may sign the agreement on your behalf while indicating you as the occupant of the apartment.

The key requirement is that the person signing the agreement can demonstrate stable income.

    Are storage units available?

Yes, storage units are available for rent for an additional fee.

Please contact one of our advisors for current availability and pricing.

How do I report maintenance issues or repairs?

All maintenance issues and repair requests should be reported to the property management by phone or email.

We will make every effort to resolve reported issues as quickly as possible while minimizing inconvenience to residents.

According to the agreement, residents are required to report any defects or malfunctions affecting the apartment, built-in furnishings, or equipment without undue delay, and no later than two days after becoming aware of the issue.

    How are utility charges calculated?

Utility charges are calculated monthly based on individual meter readings.

This means you only pay for your actual utility consumption each month.

    Are pets allowed?

Yes, pets are welcome, and we do not charge any additional pet fees.

However, to ensure the comfort of all residents, pet owners are fully responsible for their pets’ behavior and for any damage they may cause to the apartment or common areas.

    What is tenant liability insurance?

Tenant liability insurance (Tenant’s Third-Party Liability Insurance) covers damage caused by the tenant to the apartment, up to the coverage limit specified in the insurance policy.

The minimum required insurance coverage is PLN 150,000.

This additional protection benefits the tenant, as eligible damages may be covered by the insurance policy instead of being deducted from the security deposit.

    Is parking available?

Yes, parking spaces are available for residents for an additional fee.

Please contact one of our advisors for current availability and pricing.

Can I register my residence at the apartment?

No, it is not possible to register your official residence at the apartment due to the building’s legal status and intended use.

However, it is possible to obtain documents confirming your temporary stay.

If needed, we will assist you during the agreement signing process by preparing and completing the necessary application forms.

These documents can be used, among other things, when applying for a residence card or completing other administrative formalities.
